How long vinyl plank lasts in a Florida home

A well-installed vinyl plank floor typically lasts about 25 years, and a 20 mil wear layer over an SPC core can last 20+ years in a busy home. How long yours lasts depends on the wear layer, the slab prep underneath and how the floor is treated. In Florida, sand, sun and a closed-up hot house are the main things that shorten it.

The short answer

A well-installed vinyl plank floor lasts a long time. InterNACHI’s estimated life expectancy chart for Florida homes puts vinyl flooring at about 25 years, next to 15 to 25 years for laminate and 8 to 10 years for carpet. For our own floors, a 20 mil wear layer over an SPC core can last 20+ years.

Those are estimates, and InterNACHI is clear that life expectancy depends on maintenance and on how much foot traffic a floor gets. Two identical floors can age very differently. One sits in a condo that’s closed half the year. The other is in a family kitchen with two dogs and a pool door. The rest of this guide covers what makes the difference.

The wear layer sets the pace

The clear wear layer on top is the part that actually wears. When it’s worn through in a path, the printed image underneath starts to show it, and that’s usually what ends a vinyl floor’s useful life, well before the core fails.

  • 6 mil: suited to light-use rooms. It will show wear sooner in busy paths.
  • 12 mil: a sound choice for most bedrooms and living areas without heavy traffic.
  • 20 mil: for kids, pets and heavy traffic. Over SPC, it can last 20+ years.

The core and what’s underneath

A waterproof SPC core doesn’t rot, swell or delaminate from a spill, a pet accident or a humid week with the AC off. That’s a big part of why vinyl plank outlasts laminate in Florida homes. See SPC, WPC and laminate compared.

What’s underneath matters just as much. A plank laid over a slab that isn’t flat enough flexes at the joints with every step, and over the years those joints can wear, gap or click. The installation details count too. A floating floor needs its expansion gap at every wall, cabinet and door frame. The COREtec Stone guide calls for 1/4 inch on typical rooms. When a floor is pinned tight against a wall or trapped under a heavy kitchen island, it has nowhere to move, and it can buckle or open at the joints after a hot week. Clean transitions at sliders, tile and doorways protect the plank edges, which are the most exposed part of any floor.

What shortens a floor’s life in Florida

InterNACHI notes that in Florida, items exposed to saltwater, wind, sun and heat are especially prone to early failure. Indoors, the floor sees milder versions of the same forces.

  • Sand and grit. Beach sand and pool-deck grit act like sandpaper on the wear layer. It’s the most common cause of dull, scratched paths near doors.
  • Direct sun. Makers such as COREtec warn against prolonged direct sunlight, which can fade planks and make them expand. West-facing sliders and Florida rooms get hours of it.
  • Heat with the AC off. The COREtec Stone guide asks for the space to stay between 55 and 85 degrees Fahrenheit. A closed-up house in August can run well past that.
  • Water at the edges. The plank is waterproof, but water that runs under the floor at a wall, a tub or a slider can sit on the slab. Wipe up spills and leaks promptly.
  • Heavy, sharp loads. Furniture dragged across the floor, or narrow legs without pads, can dent or gouge any surface.

Seasonal homes and summers away

Many owners on this coast close the house for part of the year. That’s fine for a vinyl plank floor as long as the house isn’t left to bake. Leave the AC running at a reasonable setting so the floor stays inside its temperature range and the humidity stays down. UF/IFAS Extension suggests keeping indoor relative humidity around 55% or lower, and air conditioning is what pulls that moisture out of the air.

Close the blinds on sun-facing windows before you leave. Have someone check the house after big storms and after any long power outage. A small leak found in a week is a small repair. Found in four months, it’s a larger one. For more, see floors for seasonal homes.

Care that adds years

  • Mats inside and outside every exterior door, shaken out often.
  • A dry dust mop or a vacuum without a beater bar for daily sand and grit.
  • A damp mop with the cleaner the maker approves. Skip steam mops, wax and oil soaps unless the maker says they’re allowed.
  • Felt pads on furniture legs, and a chair mat under a rolling office chair.
  • Blinds, shades or UV film where the sun hits the floor for hours.
  • Pick up standing water right away, especially near tubs, toilets and sliders.

None of this is complicated, and all of it matters more than the brand name on the box.

Signs it’s time to replace

Vinyl plank rarely fails all at once. These are the usual signs a floor is near the end of its useful life:

  • Worn paths where the pattern has faded or the surface has gone dull and won’t clean up.
  • Joints that have opened, peaked or chipped along heavy-traffic lines.
  • Planks that move or click underfoot, often a sign of a slab problem underneath.
  • Damage after a leak or storm where water sat under the floor.

One scratched or dented plank doesn’t mean a whole new floor. On a floating floor, a single damaged plank can often be taken out and replaced, which is a good reason to keep a box of spare planks from your install in a dry closet. Color lots change over the years, so planks from the original order match best.
