One postal name, two kinds of place
A Lake Worth mailing address can mean two different things. The city on the lagoon voted by a narrow margin in 2019 to rename itself Lake Worth Beach, and it had 42,219 residents (2020 Census). The Lake Worth ZIP codes also run west into unincorporated Palm Beach County, including the Lake Worth Corridor along Lake Worth Road between the city and Greenacres.
Lake Worth Beach was incorporated in 1913. The Lake Worth Lagoon forms its eastern edge, the Intracoastal Waterway runs down the lagoon, and a small piece of the city crosses to the barrier island between two parts of the town of Palm Beach. Roughly 1,000 cottages still stand there, the largest group of that kind of house in Florida.
Cottages and small bungalows
The College Park and Old Lucerne historic districts hold hundreds of early houses. In a cottage, the first question is what the floor is built on. It may be concrete, a wood frame over a crawl space, or a mix where rooms were added later.
A wood subfloor needs to be firm and flat, and it may need a layer of plywood before plank goes down. We check each room separately so a sunroom addition and the original front room get the prep they each need.
West of I-95: the unincorporated side
Past the interstate, Lake Worth addresses include many subdivisions and condo communities on slab, governed by the county instead of a city. Here the work looks like much of Palm Beach County: large ceramic tile, carpeted bedrooms and a community association with its own paperwork.

The hurricane history here
Storms have hit this city hard. The 1928 hurricane demolished about 600 homes and damaged 1,500 more, and Wilma in 2005 destroyed 27 homes and damaged 2,491.
After a storm, the order matters: roof and walls first, then drying, then the floor. SPC plank rides out the everyday water of a Florida house. Water that rises from outside and stands is another matter, and FEMA Technical Bulletin 2 doesn’t class vinyl as flood-damage-resistant.
