Brevard as a whole counted 606,612 residents (2020 Census), and Palm Bay is its most populous city with 119,760. Melbourne follows at 84,678 and straddles the Indian River Lagoon, with most of the city on the mainland. Brevard holds 71% of the lagoon’s surface area, and the barrier island here is where Indialantic (3,010) and Melbourne Beach (3,231) sit between the lagoon and the Atlantic.
Palm Bay’s quarter-acre grid
Much of Palm Bay was platted as one large residential subdivision starting in 1959, with streets laid out long before most lots had houses. Building has continued for decades, so a single street can hold homes from several eras, most of them concrete block on slab.
Newer houses west of I-95 tend to have builder carpet in the bedrooms and tile in the living areas. Older ones near Turkey Creek may have their original floors. In either case we check the slab before ordering and plan the transitions to every sliding door and bath.
Beachside towns on the barrier island
Indialantic and Melbourne Beach are small towns with an older median age, 52 in each, and plenty of homes and condos a short walk from the sand. Sand is the enemy of any floor finish, which is why we point beachside owners to the 20-mil wear layer at entries.

Jeanne and the Melbourne wind record
When Hurricane Jeanne crossed Florida in 2004, the highest sustained surface wind the National Hurricane Center recorded anywhere was 79 knots at the Melbourne National Weather Service office. Storms like that bring roof leaks, wet drywall and ruined carpet well inland of the beach.
SPC plank is waterproof, which covers spills, leaks, pet accidents and damp concrete. Standing floodwater is a different matter; FEMA Technical Bulletin 2 doesn’t class vinyl as flood-damage-resistant. Once another trade has dried and repaired the room, we lay the new floor.
