Melbourne, Eau Gallie and the Viera side
Melbourne had 84,678 residents at the 2020 Census and is one of the main cities of southern Brevard County. Most of it lies on the mainland, west of the Indian River Lagoon, with a small piece on the barrier island. The original town grew up along Crane Creek; the city merged with Eau Gallie, on the Eau Gallie River to the north, on July 15, 1969, which is why Melbourne has two historic downtowns.

ZIP 32940 carries Viera and Palm Shores as place names, and Viera itself is an unincorporated planned area of Brevard County, split by the Census into Viera East (11,687) and Viera West (16,688) at the 2020 Census. Suntree, next to it, is also unincorporated. Inside city limits, Census ACS estimates date about 39 percent of homes before 1980 and count about 26 percent of housing units in multifamily structures of five-plus units.
Older streets near the two downtowns
The neighborhoods around downtown Melbourne and Eau Gallie include some of the oldest houses on our Space Coast map. Expect a slab that has seen several floors, patched areas where walls moved, and doorways that don’t line up with modern plank thickness.

Apartments, rentals and campus traffic
Florida Institute of Technology is in the city, and a quarter of city units are in larger buildings, so we see owners who rent out a unit or turn it over between tenants. Viera and Suntree homes
