West Palm Beach is the county seat and the largest city in Palm Beach County, with 117,415 residents (2020 Census). It was the first incorporated municipality in South Florida, in 1894. Across the Lake Worth Lagoon sits the Town of Palm Beach on an 18-mile barrier island, and up at the north end Jupiter sits at the mouth of the Loxahatchee, one of only two National Wild and Scenic Rivers in Florida.
Island, mainland and the western villages
Three kinds of housing share this region. On the island and along the lagoon are older homes and waterfront condo buildings. The mainland middle holds a century of West Palm neighborhoods and 1960s-and-later subdivisions in Palm Beach Gardens, a city incorporated in 1959.
West of the turnpike the pattern changes. Wellington, incorporated in 1995 and home to 61,637 people (2020 Census), and Royal Palm Beach are mostly newer planned neighborhoods with larger footprints, open great rooms and long runs of tile that owners want replaced with warmer plank.
Winter residents and closed-up houses
The Town of Palm Beach counted 9,245 residents (2020 Census), and its own figures put the winter-season population near 25,000. Many homes along this coast sit shut for the hot months with the AC set high, which is hard on laminate and on carpet pads.

Hurricane seasons on record
Hurricane Wilma’s center left Florida just southeast of Jupiter in October 2005, according to the National Hurricane Center. A year earlier, Frances and Jeanne both made landfall a few miles up the coast in Martin County.
Plank rated as waterproof shrugs off a dripping ceiling, a pet accident or moisture coming up through the slab. Standing floodwater is a different matter, and FEMA Technical Bulletin 2 doesn’t list vinyl as flood-damage-resistant. We put in the new floor after the space is dried and repaired.
