Sebastian sits where the St. Sebastian River meets the Indian River Lagoon, in the north end of Indian River County, and counted 25,054 residents at the 2020 Census. The town was founded in 1882 and incorporated as a city in 1925. Pelican Island, just offshore in the lagoon, became the first National Wildlife Refuge in the United States in 1903, and Sebastian Inlet, a channel to the ocean on the Brevard County line, lies up the barrier island.
This is a town of detached houses. Census ACS estimates classify about 88 percent of Sebastian housing as one-unit structures, and building peaked in two waves: roughly 30 percent of homes date from the 1980s and another 29 percent from the 2000s. Only about one in eight predates 1980.
The first floor a 1980s house has had to replace
