The houses we measure around Sebastian

Sebastian sits where the St. Sebastian River meets the Indian River Lagoon, in the north end of Indian River County, and counted 25,054 residents at the 2020 Census. The town was founded in 1882 and incorporated as a city in 1925. Pelican Island, just offshore in the lagoon, became the first National Wildlife Refuge in the United States in 1903, and Sebastian Inlet, a channel to the ocean on the Brevard County line, lies up the barrier island.

This is a town of detached houses. Census ACS estimates classify about 88 percent of Sebastian housing as one-unit structures, and building peaked in two waves: roughly 30 percent of homes date from the 1980s and another 29 percent from the 2000s. Only about one in eight predates 1980.

The first floor a 1980s house has had to replace

A Sebastian house from the 1980s often still has builder carpet in the bedrooms and a 12 or 16 inch tile in the living areas. The carpet holds humidity and pet odor; the tile is sound but cold, hard and dated. Replacing both in one visit is a common request.

Carpet comes up with its pad and tack strip, the slab gets cleaned and checked for flatness, and plank runs continuously through the house where the layout allows. See carpet to vinyl plank for the full sequence.

Houses built in the 2000s

Homes from the second building wave are usually on flatter, newer slabs with fewer old layers to deal with. The question there is less about prep and more about product: which wear layer, which plank width, and whether to run one floor through the kitchen and baths.

For households with dogs or grandchildren visiting, we point people to the 20-mil wear layer. 20-mil SPC can last 20+ years, and the rigid core doesn’t dent the way a thin flexible vinyl can.

Staying in the house for the long run

For owners planning to stay put, removing thresholds, cutting the number of transitions and replacing slick glazed tile with a textured plank are practical changes for aging in place, and they are simple to plan at the measurement.

If an owners’ association governs your street, it may want to know the dates and where the dumpster or trailer will sit. We handle that paperwork with you before the crew is booked.

What a Sebastian floor costs

Our estimate is $5 to $12 per square foot installed, before your discount. A 200 square foot room is roughly $1,200 to $1,900 before the discount. Doing the entire house at once spreads the setup across more square footage.

Use the cost calculator for a starting number, and a measurement visit, at no charge, turns it into a firm one. The 50% off your flooring installation applies to the labor portion.

Sebastian FAQ

Straight answers

Do you install flooring in Sebastian?

Yes. Both 32976 and 32978 sit inside the Treasure Coast territory our crews work.

How much does vinyl plank cost in Sebastian?

Our estimate is $5 to $12 per square foot installed, before your discount. A 200 square foot room is roughly $1,200 to $1,900 before the discount. Plank over sound tile usually costs less than full removal.

My Sebastian home is from the 1980s. Does the tile have to come out?

Not always. If the tile is well bonded and flat and the maker allows it, the plank can float over it. If it has to be removed, a lab test of tile and adhesive comes first.

Do I need HOA approval for new floors?

Interior floors in a detached house rarely need it, but some associations regulate work hours, contractor parking and debris containers. For condo buildings, we help with the association’s approval paperwork and install the sound-rated underlayment your building requires.

Is vinyl plank a good choice for the humidity in Sebastian?

Yes. Moisture can’t soak into an SPC core, so it won’t swell like laminate or hold dampness like carpet. We acclimate the planks in your air-conditioned house before installing.

What about storms and flooding?

A waterproof floor handles spills, leaks and a damp slab. Standing floodwater is a different matter; drying-out and repairs happen before we’re called back in. Our water-damaged floor page explains the order.

Can you do a whole Sebastian house at once?

Yes. Most installs are completed in a single day once your materials arrive, and larger homes may run a second day. Furniture moving is discussed at the measurement.

Is there a discount for seniors or veterans?

Yes: $1,200 Off + 5% Senior & Military Savings. Seniors qualify at 60, and so do active-duty and retired service members.

What does the warranty cover?

The Limited Lifetime Warranty covers you as the owner and doesn’t transfer to the next buyer. The terms are on our warranty page.
