St. Lucie County counted 329,226 people at the 2020 Census. Fort Pierce is the county seat, but Port St. Lucie holds about 62 percent of the population. The county was formed on May 24, 1905. Its coast includes North and South Hutchinson Island and Fort Pierce Inlet, and the St. Lucie River runs through the southern part of the county.
Growth here is recent. Census ACS figures put roughly 44 percent of the county’s homes at 2000 or newer, and roughly three in four are single-unit houses. Citrus was the main crop through much of the twentieth century, and much of today’s housing went up on former groves and open land after that.
Newer slab homes in the south and west
Most homes we see in St. Lucie County are detached, slab-on-grade houses from the last few decades. The floors that need replacing are usually original: carpet in the bedrooms, tile or a first-generation laminate in the living areas. The slab tends to be flat and the prep light.
That makes whole-house jobs straightforward. One continuous plank through the main rooms, fewer transitions, and carpet removed from bedrooms is the common plan. See carpet to vinyl plank.
Older Fort Pierce and the islands
Around the county seat and on the islands the picture changes: older block houses with layered floors, and condo buildings with association rules. We help with the association’s approval paperwork and install the sound-rated underlayment your building requires.
In houses from before 1980, test the old tile and mastic before it comes up. Our Fort Pierce page covers that older housing in more detail.
After the 2004 storms and the housing slump
The county came through two major hurricanes in 2004 and a housing slump that began in 2008. Water questions come up at almost every measurement as a result, and we answer them plainly.
If a storm or a failed line lets water in, restoration work comes before flooring. Standing floodwater is a different matter from a leak; FEMA Technical Bulletin 2 doesn’t class vinyl as flood-damage-resistant.
